Asset Manager Kim Bruggeman
Ms. Bruggeman is responsible for Management and Operational oversight for our multifamily portfolio. She brings over 16 years of property management experience to our corporate team. Encompassing over 25,000 units nationwide, Kim has been involved in Multifamily real estate investments, due diligence, acquisitions, transitions, budgeting, financial management and reporting, vendor contract negotiation, property branding, human resource training and management, sales and marketing, property audits, asset management, orchestrating rehabs and capital improvement projects and operational management. Her multifamily tenure includes raising property NOI, stabilizing occupancy above 90%, extensive lease up experience and turnaround success in rehab and repositioning distressed or underachieving properties within 12-18 months, in addition to managing high-rise, mid-rise and garden style communities, in all property classes for Private Owners, Investors, Asset Management Firms and Lenders. She has a working knowledge with FDIC, FNMA, Freddie Mac, CMBA, bond-financing, REIT’s; and government programs such as Section 42 tax credit, Section 8/HUD and VASH (Veterans Affairs Supportive Housing).
Prior to forming Bedrock Management Solutions, Ms. Bruggeman served as Asset Manager for a Private Multifamily Investment group, implementing solid operating standards, developing growth strategies and providing management oversight for their for multifamily portfolio. Previously, Kim held numerous positions within a major national property management company, advancing from Corporate Director of Operations to Director of Property Development. Applying her commitment to quality service, along with her diverse experience in operational management, she created and developed the multifamily division for CUSA. Her previous roles have involved managing client relations and providing portfolio management for owners of hotel and multifamily properties throughout NY, NJ, TX and the Southeast. Assisting in REO Property Management, Receivership management, and asset sales, Ms. Bruggeman has developed strong relationships of trust and communication with her corporate clients, including Bank of America, KeyBank, Midland Loan Services, PNC Bank, Cohen Financial, Suntrust, Berkadia, Arbor Financial, as well as other Special Servicers, Asset Management Firms and Private Owners.
Kim is a member of the National Multifamily Housing Council (NMHC), National Apartment Association (NAA) and Institute of Real Estate Management (IREM). Kim and her family reside in Woodstock, Georgia.
